The Riverfront Subtrust acquired the 153-room Courtyard by Marriott® Bradenton Sarasota Riverfront hotel located at 100 Riverfront Blvd, Bradenton, Florida. The Riverfront Property is situated on approximately 6.85 acres and is comprised of (i) a 5-story select-service hotel which features the Bistro restaurant and bar, a sundry shop, a business center, a guest laundry area, a fitness center, an outdoor swimming pool and whirlpool, and approximately 6,006 square feet of dedicated meeting space, and (ii) a one-story vacant building totaling approximately 8,000 square feet previously used as a restaurant. The improvements at the Riverfront Property were originally completed in 1984, with the most recent major renovation completed in 2008 when the hotel was converted to a Courtyard hotel. The Glastonbury Subtrust acquired the 136-room Homewood Suites by Hilton® Hartford South-Glastonbury hotel located at 65 Glastonbury Blvd, Glastonbury, Connecticut 06033. The Glastonbury Property is situated on approximately 2.49 acres and is comprised of a 6-story extended-stay hotel which features a breakfast dining area, sundry shop, business center, approximately 1,788 square feet of meeting space, guest self-laundry area, fitness center, sports courts and outdoor swimming pool. The Glastonbury Property improvements were completed in 2006 and 2024. The Sponsor believes the combination of planned capital improvements, operational scale benefits, and coordinated revenue management will allow the Properties to operate more efficiently and competitively within their respective MSAs while preserving brand integrity for each flag.

Southfield Corporate 118 DST is a 64,607 square foot, three story corporate headquarters building located in Southfield, Michigan. The asset is currently 100% leased to ThyssenKrupp as there North American Headquarters. Globally, the parent corporation, ThyssenKrupp AG headquartered in Germany has 740 locations with 98,000 employees in 47 countries has generated sales of $40.6 billion US dollars.

The Project is a manufacturing and engineering facility located at 3290 Patterson Avenue SE, Grand Rapids, Michigan 49512. The Project is situated on approximately 40.97 acres and the improvements were originally constructed in 1986, with a fitness center expansion completed in 2014. The Project consists of a single building of approximately 369,000 square feet, containing 3 stories of office and atrium space and a single-story warehouse and production area. The Project is leased 100% to GE Aviation Systems, LLC, a subsidiary of General Electric Company, which operates as GE Aerospace, pursuant to the GE Lease. The Trust acquired the Project for a purchase price of $48,412,500, representing a going-in capitalization rate of approximately 7.24% on current base rent under the GE Lease. According to the Appraisal, the appraised "as-is" leased fee market value of the Project as of May 29, 2026 is $49,800,000. The Trust's acquisition price is approximately 3.0% below the Project's independently appraised value, providing Holders with an attractive cost basis at inception. The Trust Manager believes the Project presents a rare combination of investment-grade credit tenancy, long-duration income, mission-critical facility characteristics, and a favorable market position within one of the Midwest's strongest industrial submarkets. The Project is 100% leased on a triple net basis to GE Aviation Systems LLC, a subsidiary of GE Aerospace (NYSE: GE), through December 31, 2035, which provides the Trust with approximately 9.6 years of remaining lease term from the date of acquisition. The GE Lease is guaranteed by General Electric Company (which operates as GE Aerospace), which carries an A- credit rating from Standard & Poor's, and the guaranty was reaffirmed in connection with the recent 10-year lease extension effective January 1, 2026. The Trust Manager believes that the Project's long-term, net lease to an investment-grade corporate guarantor materially reduces the income risk associated with the investment.
