What is a Delaware Statutory Trust (DST)?

A DST is a legal entity that lets multiple accredited investors hold fractional interests in large, institutional-grade real estate β€” apartment complexes, industrial parks, hotels, medical offices, and more. A professional sponsor handles all day-to-day management, so you collect monthly distributions without dealing with tenants, toilets, or trash. DSTs qualify as 'like-kind' replacement properties under IRS Section 1031, which is why they've become the most popular passive option for investors completing an exchange.

What's the typical minimum investment?

Most DSTs have minimums between $50,000 and $100,000, though some go higher and a few go lower. Each card above shows the actual minimum for that offering. Your required minimum often depends on whether you're using 1031 exchange proceeds (where the equity from your sale dictates the amount) or investing fresh capital. If you're unsure how much you'll need based on your exchange, just submit the form and we'll walk you through it.

Do I need to be an accredited investor?

Yes β€” DST investments are 506(c) private placements available only to accredited investors. The good news: you only need to meet ONE of the following criteria (not all of them):

  • $200,000+ annual income on your own (for the past two years)
  • $300,000+ joint income with your spouse (for the past two years)
  • $1,000,000+ net worth excluding the value of your primary residence

How long does the 1031 exchange process take?

You have 45 days from the sale of your relinquished property to formally identify replacement properties, and 180 days total to close on them. These deadlines are set by the IRS and cannot be extended β€” not even by one day. The most common reason 1031 exchanges fail is missing the 45-day identification window, which is why working with an experienced 1031 team early in the process matters. We help you stay on top of every deadline from sale to close.
